Making Tax Digital for Income Tax — staged mandation
Making Tax Digital (MTD) for Income Tax changes how many sole traders and landlords keep records and talk to HMRC. Instead of only thinking about an annual Self Assessment return, in-scope people must use compatible software to maintain digital records and send quarterly updates, then still submit an annual return and pay on the usual timetable.
Who is in scope and when
HMRC stages mandation by qualifying income — total self-employment and property income before expenses — on an earlier tax return:
- Qualifying income over £50,000 in 2024/25 → start from 6 April 2026
- Over £30,000 in 2025/26 → from 6 April 2027
- Over £20,000 in 2026/27 → from 6 April 2028
You generally need to already be in Self Assessment. Partnerships are expected later on a separate timeline.
What this checker does
Enter your qualifying income for those three reference years. We show, for each mandation wave, whether you appear above or below the threshold. HMRC may write to you, but you remain responsible for checking.
Software and quarterly dates
You need HMRC-recognised MTD for Income Tax software. Quarterly update deadlines depend on whether you use standard or calendar update periods. Typical first-year patterns include updates due by dates such as 7 August, 7 November, 7 February and 7 May — confirm the direction notice that applies to you.
What stays the same
You still work out profits with allowable expenses, and you still pay Income Tax and Class 4 NI on Self Assessment deadlines. MTD is about digital records and updates, not a new tax rate.
Limitations
Exemptions (for example digitally excluded) and agent processes are not modelled. Educational only; not tax advice.
Digital records in practice
Compatible software should capture income and expenses digitally. Spreadsheet-only processes may not meet MTD for Income Tax requirements once you are mandated — check HMRC’s software list rather than assuming Excel is enough.
Quarterly updates are not quarterly tax bills
Updates tell HMRC about year-to-date figures. They do not automatically charge four tax bills like some VAT periods. You still reconcile and pay on Self Assessment timelines unless other rules apply.
Agents and landlord packs
Many landlords hand tenancy bookkeeping to agents. Under MTD you still need a digital trail that software can submit. Ask agents for machine-readable statements early.
Threshold myths
Qualifying income is turnover-style total of self-employment and property income before expenses. High-margin and low-margin businesses with the same turnover are treated the same for the mandation test.
Preparing the year before
If you will be mandated from April 2027 based on 2025/26 income, use 2026/27 to pick software, clean categories, and practise quarterly rhythms before they become compulsory.
Penalties direction of travel
HMRC has published penalty frameworks for late submission of updates and related failures. Exact amounts and soft-landing policies can evolve — read the latest GOV.UK penalty pages when you onboard.
Property income only landlords
Landlords without a trade still count property income toward qualifying income. Multiple properties are totalled. Joint ownership usually means you count your share. If a letting agent holds funds, you still need digital records of your income and allowable expenses.
Exempt individuals
Some people may be digitally excluded or otherwise exempt. Exemptions are tightly drawn. Do not assume age alone exempts you. Read HMRC’s exemption guidance if you believe you qualify and keep written confirmation.
Link with VAT MTD
VAT-registered businesses may already use MTD-compatible software for VAT. Income Tax MTD is a separate obligation with its own quarterly cadence. One software suite might cover both, but enabling VAT MTD does not automatically enrol you in Income Tax MTD.
Choosing software early
Look for HMRC-recognised MTD for Income Tax products that also fit how you invoice — freelancers need time tracking or invoice tools; landlords need property schedules. Migration mid-year is painful; trial before mandation starts.
Quarterly habit building
Set recurring calendar reminders a week before each update deadline. Reconcile bank feeds monthly so quarterly nights are not archaeology. Good habits reduce both penalties and accountant fees.
Closing note
Thresholds cited match GOV.UK staging at the time of writing. Always re-read the official checker when your turnover sits near a boundary.
Self Assessment return still required
MTD does not abolish the annual return. You will still need to include other income, adjustments and claims that quarterly updates do not fully capture. Think of quarterly updates as a running digitised ledger HMRC can see, and the annual submission as the signed-off position.
Near-threshold strategy
If you are slightly over a mandation threshold one year and under the next, read HMRC continuity rules carefully — dropping below does not always release you immediately for every future year. Planning turnover artificially to dodge MTD is risky and not advised; invest in software instead.
